Selling your home doesn’t need to be an exhaustive experience. The correct amount of preparation, planning, and the appropriate roll out, will allow for a quick sale of your home. However, there are specific items we recommend every seller does prior to listing your home on the market, and those items are as follows:
Declutter
Remove any and all clutter from your home that makes your home feel cramped, cluttered or difficult to navigate. Remember, you’re moving anyway, why not start packing!
Clean
We recommend a deep home cleaning service to our clients. It might cost a little to the seller up front, but your return on investment will be well worthwhile.
Smells
Have carpets cleaned, remove any items from the house that emit any type of unpleasant smell, clean the sheets before every open house and eliminate pet odors by whatever means possible.
Light
Let the light shine inside! Open up blinds, turn on lights for showings, make things as bright as you can. Nobody wants to live in a cave!
Paint trim and door frames
This simple task of painting the trim and door frames in any home makes the house appear fresh and new and ready for the new buyer to move into, without having to do much. Small task, big results!
Tidy up Pantry and Closets
It’s very important for your home not to appear completely filled with clutter. This applies to your cabinets and closets as well. Clean up both kitchen cabinets and closets and eliminate anything you don’t want so there appears to be an excess of space available in your home.
Replace lightbulbs
Make sure all overhead light bulbs are functioning and bright. This is super simple and goes a long way to making a buyer feel they are purchasing a solid home.
Keep the house cool
Make sure you keep your house cool. Nobody wants to be inside an inferno in the summer and this especially applies to buyers previewing homes. Keep them cool so the buyers will want to stay longer!
Clean bathrooms
I can’t stress enough how important it is to keep your bathrooms clean, your toilet seats down, and your tub, shower, sink, and toilet bowl clean. Again, a simple task that has a major impact on any buyer.
Trash removal
Get rid of any excess trash you might have been accumulating around the house. Nobody wants to see a pile of trash anywhere on the property. Make that dump run and get rid of the excess waste!
Hampers empty
Dirty clothes sometimes don’t smell the most pleasant! Make sure you keep your hampers empty and your clothes clean for any showings or open houses.
Refresh furniture, easy flow
Make sure you remove any unnecessary furniture that harms the flow of your home, as well as perhaps moving the furniture around to maximize the space inside the house. Ask your broker for suggestions if you’re stumped. We always have suggestions!!
Fresh flowers
Everybody likes fresh flowers, so keep your home filled with fresh cut flowers for any showings or open houses.
Make repairs
If you’ve been putting off repairing a leaky faucet or a door that creeks, now is the time to address those small home repair projects. Remember you want to present the best of your home, not a home that needs some repairs. The small amount you spend on these minor repairs now, will come back to you 10 fold at the close of escrow.
Curb appeal
The first impression any buyer has of your home is from the curb in their car. You want to make sure your home has an abundance of curb appeal, so that buyer will actually get out of the car and come inside! Refresh your landscaping, add new pots and plants and make sure your yard looks terrific. This is critically important!
Neutral paint colors
The vast majority of buyers do not want to see bright and bold colors inside the house. If you’ve chosen to personalize your home over the years, which many of us do, when you’re ready to sell, have the interior painted in neutral colors. Buyers want to be able to make a space their own, and not try to fit into a space someone already has made specific for themselves.
Create a welcoming entryway
Once you’ve achieved creating terrific curb appeal, your next “first impression” occurs when the buyer actually enters the home. Try to create an entrance way that is very welcoming, not overly staged, open, airy and bright.
Remove personal items
Remove any and all personal items from the home, such as walls covered with family photographs, excessive clothing from the closets, family portraits, etc. Remember, buyers want to be able to see themselves living in the house, not living in your house!
Upgrade lighting
Light fixtures that are old and worn out don’t convey the correct message. Most fixtures are relatively inexpensive these days. Try updating those out of style light fixtures in the living areas and baths. This will impress any buyer.
Wash the exterior
Many of us forget this very important step, but remember to wash the exterior of your home. A power washer on the sides of the house will wash away the dirt and grime that have been accumulating for years. Remember, we’re trying to present the best face of your home!
Get a home inspection
Nobody wants any unpleasant surprises during escrow and a terrific way to prevent this is to have your home inspected by a licensed home inspector prior to listing. If there are any issues, you have the opportunity to address them prior to the house hitting the market. You’ll also be able to provide interested buyers with a clean inspection report, making your home more appealing.
Add tech
Everyone wants their new home to be a tech savvy as possible. Consider installing a Ring doorbell or a Nest thermostat. Buyers will love these upgrades.
